From Boise to Wisconsin: How We Turned a Stressful Relocation Into a Win

A client relocated to the Treasure Valley for Meta's Kuna data center, then got transferred to Wisconsin two years later — right after buying at the peak of the market. Here's how we sold without the $30,000 loss.

In 2022, I helped a client relocate to the Treasure Valley for a major opportunity: he was joining the team building Meta's data center in Kuna. He bought a beautiful home in south Boise, planning to put down roots for at least five years. He purchased at market value, right near the peak of the market, with 20% down.

Two years in, the project shifted. The next phase of construction wasn't moving forward as planned, and my client was transferred to a new data center project in Wisconsin. Suddenly, a five-year plan became a two-year plan, and he was facing a tough decision: sell a home he'd bought at a market high, or become a long-distance landlord and hope the numbers worked out.

The math wasn't in his favor. Between realtor fees and closing costs, he was looking at a potential $30,000 loss on the sale, on top of the stress of relocating for work on a deadline.

I told him I'd list the home for 2% and do everything in my power to get it sold, and get him to Wisconsin on time. That meant professional staging, a full professional cleaning, a professional video walkthrough, and marketing the property across every platform I could put it in front of buyers on. No shortcuts.

It worked faster than either of us expected. Within two weeks, we had two offers on the table, one of them $10,000 over asking. I also negotiated the buyer's agent commission down from 3% to 2%, which mattered a lot when every dollar counted. When the dust settled, my client broke even on the sale instead of losing $30,000, and he closed within 60 days, giving him plenty of time to make his start date in Wisconsin.

I took less commission on this deal, and covered the staging and video work myself, knowing going in that it wouldn't be a big payday for me. That was never the point. The point was getting a good person through a hard transition without losing his shirt on the way out the door. He made it to his next job on schedule, walked away whole financially, and became a client for life who's since sent me referral after referral.

That's the job, as far as I'm concerned. It's not just about listing a house, it's about showing up for people when life throws them a curveball.
