Most listing presentations are a slideshow. This is a written plan I execute the same way every time, because your result shouldn't depend on how busy I am that week.
The four pillars
Your buyer is either nearby or online. I go after both.
A listing that only lives on the MLS reaches the buyers already looking. The rest — the neighbor's daughter, the renter two streets over, the family scrolling Instagram in Sacramento — has to be found on purpose.
In-home activation
Pre-list walkthrough and prep punch list, staging guidance, and professional photography, video, and floor plans before a single buyer sees the home. Most homes in Star sell first on a phone screen — the media is the showing.
Neighborhood canvass
1,000 door hangers and 1,000 postcards into the surrounding neighborhood. Your best buyer is often already nearby: a neighbor's friend, a renter down the street, a family that wants this exact subdivision.
Direct mail
EDDM mailers targeted at the routes most likely to produce a buyer for your price point and layout, timed to the launch window.
Digital marketing
Geotargeted Facebook, Instagram, and Google campaigns pointed at a dedicated website for your property, so the traffic and the leads come to your listing instead of a portal.

How long will it take to sell?
It depends on price band and neighborhood more than on the season. I'd rather give you a realistic window backed by current data than a number designed to win the listing appointment.
